Cancellation & refunds
- 15+ days before check-in: full refund.
- 8–14 days before check-in: 50% refund.
- Within 7 days of check-in: non-refundable.
We recommend travel insurance for peace of mind — Smoky Mountain weather has opinions.
Payment
Booking direct is powered by Stripe secure checkout. You pay a 50% deposit when you book; the remaining balance is charged automatically to the same card before your stay, and you’ll receive a receipt for each payment. Booking direct means no Airbnb/Vrbo service fees — typically a 15–20% saving.
Check-in & checkout
- Self check-in with a smart lock, anytime between 4 PM and 11 PM.
- Checkout by 10 AM. Late checkout until 1 PM can be added at booking for $100.
House rules
- Maximum 7 guests.
- No smoking anywhere on the property ($500 fee).
- No parties or events.
- Quiet hours after 10 PM — sound carries in the hills.
Pets
- Dogs are welcome — $150 pet fee per reservation, added at checkout.
- Please keep pets leashed outdoors. We’re in bear country, and bears don’t negotiate.
- No pets in the carpeted upstairs bedroom.
Safety & privacy
